How to Maximize Your Security Deposit Return: Tips for a Spotless Move-Out


Moving out? We want your transition to be as smooth—and cost-free—as possible. One of the best ways to wrap things up on a good note is by making sure your rental is in great shape when you leave. Here’s how to increase your chances of getting your full security deposit back.

1. Give Proper Notice

Before anything else, check your lease for the required notice period (usually 30 or 60 days). Submit your written notice on time to avoid any penalties or rent overages.

2. Schedule a Pre-Move-Out Walkthrough (If Offered)

Some properties offer a pre-inspection so you can get a heads-up on anything that might need attention. If we offer one, take advantage of it—it’s a great opportunity to correct small issues before move-out day. Be sure to follow our Preparation to Vacate checklist, which is email to you with your move out confirmation.

3. Take Care of Minor Repairs

Normal wear and tear is expected, but anything beyond that may result in deductions. Before you leave:

  • Patch and touch up any nail holes or wall scuffs
  • Replace any burned-out light bulbs
  • Tighten loose hardware or door handles

If you’ve made any alterations (like painted walls or mounted TV brackets), return them to their original condition unless you’ve received written approval to leave them.

4. Do a Deep, Final Clean

This is one of the biggest factors in getting your full deposit back. Be sure to:

  • Wipe down all surfaces, including baseboards and windowsills
  • Clean kitchen appliances inside and out (especially the oven and fridge)
  • Scrub sinks, showers, tubs, and toilets
  • Sweep, vacuum, and mop floors
  • Remove all trash and personal belongings

If cleaning isn’t your thing, consider hiring a professional service—it can be a good investment if it helps you get your full deposit returned.

5. Don’t Forget These Easy-to-Miss Spots

  • Inside cabinets and drawers
  • Behind the toilet
  • Inside the washing machine and dryer (if applicable)
  • Window tracks and blinds
  • Inside closets and on closet shelves

6. Return All Keys, Remotes, and Access Devices

Make sure to return all keys, garage remotes, fobs, or parking passes on or before your move-out date. Unreturned items often result in replacement charges.

7. Take Photos

Once the place is fully cleaned and empty, take clear photos of each room. This can be helpful in case there are any questions later about the condition of the unit.
